Owners' Comments

Nomansland has been the perfect location for our childrens' schooling years as they were able to walk or catch the bus from the village green. This left precious time to maximise enjoyment of our fabulous New Forest location for walking, mountain biking and road cycling. There are endless doorstep routes all completely away from main road traffic. Our favourite stops over the years have included Fritham, Frogham, Minstead and further out to Whitsbury via Woodgreen, as well as endless exploring in Bramshaw Wood by the green and around the stunningly beautiful Stagbury Hill. The ever popular pub and restaurant have been a perfect combination for all occasions meaning that, all in all, the only reason to leave by car is for work. Even that is a pleasure as we have never tired of the beautiful forest scenery on our short 6 min drive to M27 J1 via Fritham Plain or Brook, or the incredible rolling moorland on the drive west to Fordingbridge.

Situated in the pretty village of Nomansland, this family home offers surprisingly generous accommodation comprising four double bedrooms with the master enjoying a luxury ensuite with three reception rooms offering versatile usage. Providing an opportunity to enjoy a wonderful village community, the property is within walking distance of the outstanding New Forest Junior school and unique amenities including the well reputed French restaurant and welcoming local public house. Although central to the village, the position is convenient for the boutique market town of Romsey, the medieval city of Salisbury, nearby commuter links via A36 and les within catchment of the reputed Salisbury Grammar Schools. Generous parking and a garage complement this property's many attributes.

A UPVC door opens into the sizable entrance hall featuring wood flooring and providing access to all rooms including the cloakroom and garage. The central hub of the house is the well-appointed kitchen which is bright and spacious comprising an extensive range of units and worktops. Integrated appliances include a Neff four ring gas hob with extractor hood, electric oven and grill, and Bosch dishwasher, leading to dual aspect dining area with double slide patio doors opening on to the decking. The sitting room is delightful with slide patio doors, featuring a contemporary wood burning stove, an excellent focal point. The study could easily be utilised as a separate dining room. A staircase leads to the vast landing hosting loft access. There are four well-proportioned double bedrooms, the master benefitting from a luxury contemporary ensuite shower room whilst the remaining bedrooms are served by the generous modern family bathroom with large extra deep Shower lux bath and corner shower cubicle.

The property is approached via a wooden five bar gate opening onto a block paved driveway leading to the integral garage which has power, lighting and courtesy door to the hallway. The front garden offers generous car parking and pretty shrub borders. The rear garden is south facing and is enclosed by panel fencing. It is predominantly laid to lawn and well stocked with mature shrubs and flowers. The decked sun terrace is an ideal entertainment venue.

Nomansland is a picturesque village on the Northern fringes of the New Forest National Park enjoying a strong community and is well known for its village green, where cricket is played throughout the summer months, a highly regarded public house, the Lamb Inn and revered Mirabelles restaurant. The local schooling is excellent, within catchment of the reputable Nomansland School and the exclusive grammar schools in Salisbury. Although rural, the village is ideal for commuter access via the A36 and M27 links being equidistant of Salisbury and Southampton.

Owners' Comments

We may be biased, but the northern part of the New Forest is by far the most spectacular, diverse and unspoilt and Nomansland is at the heart of it whilst being only 35 mins from Bournemouth's glorious sandy beaches. Whilst it's mostly all about the location, Northcroft is a very peaceful, spacious and airy family home with a secluded south facing garden which has been perfect for relaxing and entertaining for young and old. The large drive has been utilised to the full over the years with multiple car arrangements, boats and campers. We often considered extending into the tall loft void to make even better use of the amazing views across to Dean Hill, but we never felt we needed the space and so there is even more potential to be untapped by a new growing family. Seventeen years ago, after approaching via the beech lined route from Bramshaw, we fell in love with Nomansland and we thought Northcroft would provide a rare combination of outdoor lifestyle choice with convenience - and we were right! Now we seek a new coastal lifestyle in a smaller property and hope we can get it right again!
