THIS Grade II Listed Arts & Crafts house enjoys stunning views across Test Valley as well as a fascinating history.

It boasts a swimming pool, tennis court and lodge within 3.41 acres of land all included in the £3.5 million asking price.

Green Place in Up Somborne was designed by the notable Arts & Crafts architect MH Baillie Scott and built in 1906/7 for Ellen Mary Stratford Hill. Her husband, Sir Norman Hill Bt was the solicitor for the White Star Line during both the Titanic and Lusitania enquiries. Originally designed as a holiday home, it was further extended in 1913 for the family to live in during the enquiry.

Every room has a view to open countryside and the house itself is fantastic for entertaining.

The beautiful wood panelled entrance hall leads to the dining room and drawing room with original period features and fireplace. There is a further family room, sitting room, study and gym. The west facing kitchen/breakfast room is impressive and leads to a larder, boot room and utility room. There is also a shower room on the ground floor.

The bedrooms are arranged over two levels with a stunning dual aspect bedroom on the ground level and a further bedroom which is served by a family bathroom. On the first floor there are two further double bedrooms, family bathroom and the master bedroom with ensuite bathroom.

In 2013 the impressive pool house was constructed. There are high ceilings throughout, a games area, kitchen as well as changing room and shower room. The pool has far reaching views over the valley and is tiled and all one depth.

There is also a hard surface tennis court, a gate lodge and stabling which could potentially be developed further subject to planning consent.

The garden design and layout was inspired by the prominent Arts & Crafts garden designer Gertrude Jekyll.

Green Place is set in an elevated and private position in the heart of the Hampshire countryside, with stunning 180-degree views over the Test Valley. On a clear day the view extends towards the south coast as well as Salisbury.

The pretty market town of Stockbridge is less than a mile away from the property and provides an excellent variety of local amenities including excellent local shops, butcher, public houses and doctor's surgery. Winchester and Salisbury are also close by.

Road and rail links are excellent. The A303 is eight miles away, providing easy access to the south west and London to the east (via the M3), the A34 provides easy access to the midlands and north. London Waterloo is reached via Winchester in under an hour and Southampton Airport, providing regular flights to Europe, is 20 miles away.

The surrounding area is well known for its excellent sporting pursuits including fishing on some of the country's best known chalk stream rivers including the Test and Itchen.

Several excellent independent schools are nearby.
