AN HISTORIC country house just outside Andover has gone on the market at a guide price of £3.65m.

Penton Park, a Grade II Listed house in Chalkcroft Lane on the edge of Penton Mewsey, has hit the market through Savills.

The real estate services company has now shared incredible photos of the inside of the historic house.

Dating from the early 19th century, it was once the country seat of the master builder William Cubitt, brother of Thomas Cubitt.

The pair are famed for building much of Pimlico and Belgravia in London.

William later became Lord Mayor of London and MP for Andover. Thomas built the east front to Buckingham Palace, which lasted until it was remodelled, as well as the south wing of the palace, with a ballroom.

The Cubitts renovated the property, formerly a hunting lodge, adding the wings and changing the aspect of the house.

It was requisitioned as a recuperation hospital for US airmen during the Second World War and then became a boarding school for much of the 20th century.

The current owners, the Rolfe family, have been at Penton Park for 20 years, during which time the house has been transformed to provide an events venue, a base for their daycare centre James’s Place, and a magnificent multi-generational family home.

Much of the work has been undertaken by Guy Rolfe and his parents. Guy has an extensive background in heritage restoration and has worked on Crown Estate property in central London, many listed buildings and the expansion of the Tate Modern. 

Penton Park is currently arranged so that the first and second floors provide family accommodation, and the ground and lower ground floors are used for James’s Place.

The principal reception rooms are exceptional spaces, centred around a magnificent reception hall and inner hall.

There is a total of nine bedrooms across the first and second floors, with a substantial lower ground floor including the original kitchen and traditional wine cellar, offering potential for further development.

The gardens and grounds extend to just under 7.5 acres and include terraces, lawns, a kitchen garden, former tennis court, woodland and various outbuildings. In addition to the main house is two-bedroom West Lodge, which has a private garden and parking.

James’s Place has been trading from Penton Park since 2011, offering opportunities to adults with a physical or learning disability in a home-from-home environment.

The organisation has grown from supporting one member in its early days to now supporting almost 40.

With James’s Place beginning to outgrow the space at Penton Park and the expanded basement space not accessible to all members, Guy and Danielle Rolfe successfully pitched to take on the lease of the building which previously housed Hatherden School, one-and-a-half miles from Penton Park.

The new site offers a fully inclusive, wheelchair-accessible modern venue with large garden space.

James’s Place will also be sharing the space with the local community by sharing the school hall and opening the snooker room to a local snooker club.
